Our client is one of the premier real estate companies in Europe focusing on the operation of modern logistics and distribution properties. They currently own and operate over 13 million square metres of space in key locations across the European supply chain.
The portfolio analyst will be responsible for performing a variety of analytical duties associated with operating a rapidly growing portfolio of properties in Europe. The duties include: maintaining files on existing properties and leases, preparing monthly and quarterly financial and operational reports and presentations for senior management, participating in the group’s yearly budgeting and quarterly re‐forecasting processes, assisting with portfolio analysis and strategic decision‐making, and general ad hoc analysis and reporting.
Participate heavily in the annual budget and quarterly re‐forecasting processes that involves planning, supporting budgeting and forecasting tools, determining financial goals and related guidance, communicating process and guidance to teams in the field, and reporting on results to field teams and senior management.
Review and audit cash flow projections generated by the acquisitions teams in connection with prospective acquisitions, including generating a separate cash flow forecast to represent our clients base case underwriting for purposes of comparison with the acquisition proforma.
Maintain a large portfolio of files that will require making periodic updates for executed leases, changes in market leasing assumptions, and adjustments to operating expenses, capital disbursements and other income.
Create monthly reporting processes, which include operation metrics, variance reporting, cash forecasting, capital management, and lease pipeline review.
Identify and highlight key operating trends and assist in the preparation of quarterly financial operating results commentary for senior management.
Develop relationships with regional asset managers in the field, and participate in budget and leasing meetings in order to become intimately familiar with all aspects of assigned properties.
Perform special ad hoc projects and analyses as assigned.
Skills, Knowledge and Experience
The portfolio analyst must possess the following:
2 – 3 years of work experience in the finance or commercial real estate fields
Exceptional analytical skills with a deep knowledge of and mastery of Excel
Should be able to construct basic real estate forecasting models quickly, accurately, and in a presentable format
Should be able to sort, analyse, and aggregate data quickly, accurately, and in a presentable format
Intelligence with a keen focus on details
Strong finance knowledge
Excellent oral and written communication skills since interaction will personnel at all levels will be required
A strong work ethic, the strength to thrive in a dynamic and demanding work environment, and an ability to meet critical deadlines
Knowledge of Argus a plus but not required
European language skills within geographical area or Mandarin a plus but not required
